Crawl space encapsulation creates a more complete separation between the house and the moisture sources below it. We begin by looking at the crawl space as it exists today. A good encapsulation system depends on preparation and continuity. The goal is to create a durable moisture barrier across the crawl space while reducing common paths for humid outside air and ground vapor to enter. Every project is different, but the work commonly includes cleaning and preparing the crawl space, installing a reinforced vapor barrier, extending and fastening material at foundation walls and supports, sealing overlaps and penetrations, addressing vents and access areas, and planning for humidity management where needed. We also pay attention to conditions that should be corrected before encapsulation, including standing water or active plumbing leaks. Covering a problem is not the same as solving it.
We inspect the accessible crawl space for ground moisture, standing water, humid air, exposed soil, vent conditions, penetrations, debris, and other factors that may affect an encapsulation plan.
